| Appraisal
Fees & Terms The following fees are
for standard appraisals and terms. Any special requests or terms,
complex assignments, or non-residential assignments will require a
separate fee quote. Fees can be collected by the appraiser at time of
inspection or invoiced individually to the client. All fees are based on
a standard 30-day net term, with a 15 percent penalty assessed after 45
days. Our firm cannot accept new assignments with any unpaid
invoices exceeding 45 days.
We understand the
importance of a quick turnaround time of appraisal assignments in order
for our clients to meet customer demand and provide satisfaction.
Consequently, our completion times reflect a very competitive turnaround
for our standard fees. Rush appraisals can be completed for a slightly
higher negotiated fee.
Currently, our appraisers are required to contact
the customer within 24 to 36 business hours of receipt of the appraisal
request and to post delays within 48 business hours. Residential
appraisals are
completed within two or three business days from date of inspection
(delivered by email), with one additional day required for two- to
four-unit properties. Unique or complex properties may
require additional research and cause a slight delay. Commercial/multi-family
apartment assignments require a fee and turnaround quote based on the
individual property type. Most multi-family appraisals (five or more
units) are completed within two to three weeks, with two to four weeks
being the standard for most commercial appraisal
assignments.
Any delay will be
communicated and documented with the client as soon as apparent. If the
appraiser arrives at an opinion of value that does not meet the sale
price/estimated value (if provided), we will immediately inform our
client.

A distance fee will be
quoted on all appraisal assignments for properties located outside our
normal coverage area. Indiana normal coverage area includes Lake and
Porter Counties in Indiana. Illinois coverage includes most of Cook, Will and DuPage
Counties.
